A note from us

We know life doesn't always go to plan.

Between us, we've spent our working lives alongside people from every walk of life. Jade has been into hundreds of homes as a gas engineer, and has seen first-hand how a bereavement, a bad run of health, a relationship ending or money getting tight can turn a house into a weight on someone's shoulders. Bernie's years in the Forces and offshore taught him that anyone can hit a rough patch, and that how you're treated when it happens matters.

So if you're reading this because something has gone wrong, or simply because you need a change, you're not alone and you've nothing to be embarrassed about. We'll listen first, treat you with respect, and never rush you into anything.

And if we're not the right answer for you, we'll still do our best to point you towards someone who is.

Your situation

Every sale has a story behind it.

Behind every sale there's a person, and often a difficult season of life. Whatever has brought you here, we'll listen without judgement and go at a pace that feels right for you. Share as much or as little as you like.

You've inherited a property

Dealing with a loved one's home during an executry is hard. We can work alongside the executor's solicitor and move at a pace that feels right.

Separation or divorce

A clear sale and a clean split, with both sides' solicitors kept informed throughout.

You're moving away

A new job or a move closer to family. We can line our timing up with yours so you're not paying for an empty home.

You're a tired landlord

Had enough of letting? We can buy with tenants in place, so you don't have to end tenancies or wait for the property to empty.

It needs work

Damp, an old kitchen, a roof to fix, or a property lenders won't touch. We'll factor the work into a fair, explained offer.

Your sale fell through

Stuck on the market, or a buyer pulled out at the last minute? We're a cash-ready buyer with no chain above us.

Downsizing or changing needs

Moving somewhere smaller, closer to help, or easier to manage. We'll keep things simple and unhurried.

Money worries or arrears

If you're behind on mortgage payments, speak to your lender and a free adviser such as Citizens Advice Scotland first. There may be options that let you keep your home. If selling is still the right choice, we'll talk it through openly.

How it works

Four steps, at your pace.

You can stop at any point before the sale is legally agreed, with no cost and no hard feelings.

1

Tell us about it

Fill in the short form below with the address and a little about the property. It takes about two minutes.

2

We call you back

Usually within 2 working days. We'll ask a few questions and arrange a visit at a time that suits you.

3

A written offer, explained

We put our offer in writing and show you how we worked it out, so you can compare it properly.

4

Solicitors finish the sale

Your solicitor and ours handle the missives. You pick the completion date and hand over the keys.

Is it right for you?

The honest comparison.

Selling to a property company isn't the right choice for everyone. Here's how the main options really compare, so you can decide for yourself.

Estate agentProperty auctionSelling to Polestar
PriceUsually the highest, if the property suits buyers and the marketCan vary a lot depending on the room on the dayUsually below full market value, because we take on the work, costs and risk
SpeedOften several months from listing to completionFast once sold, but you wait for the next auction dateSet by you and the solicitors, often a matter of weeks
CertaintyBuyers can pull out or a chain can collapseSale is binding once the hammer falls, if it sellsNo chain and no mortgage approval to wait on
ConditionTidy, mortgageable homes do bestAny conditionAny condition
ViewingsMany, often over weeksOpen viewing daysUsually one visit
CostsAgent's fee, Home Report and legal feesAuction fees, Home Report and legal feesNo agent or auction fees. Any costs are agreed in writing first

Our advice: if getting the highest possible price matters most and you have time, an estate agent is probably your best route, and we'll tell you so. If speed, certainty or the property's condition matter more, we may be a good fit.

Before you sell to anyone

Five questions to ask any quick-sale buyer.

  1. Are you the actual buyer? Some firms are middlemen who pass your details on to someone else.
  2. How did you work out your offer?A fair buyer can show you the figures, not just a number.
  3. Could the price drop before the sale is agreed?Watch out for an offer that falls at the last minute. Ask what would change it, and why.
  4. Do I have to pay anything up front? You shouldn't be asked for a fee just to receive an offer.
  5. Can I use my own solicitor? You should always be free to choose your own legal adviser.

Ask us all five. We'll answer every one in writing.

Questions

What sellers usually ask us.

How much will you offer?

We look at what the property would be worth once any work is done, then take off the cost of the work, the buying and selling costs, and a margin for the risk we take on. That's why our offer is usually below full market value. We'll show you the figures so nothing is a mystery.

How quickly can the sale go through?

It mainly depends on the solicitors and the property's title deeds. Straightforward sales can often complete in a few weeks. If you need longer, that's fine too.

Do I need a Home Report?

It depends on how the property is sold. We'll talk you through what's needed in your situation, and your solicitor can confirm it.

Can I change my mind?

Yes. In Scotland a sale only becomes legally binding when the missives are concluded between the two solicitors. Until then you're free to walk away.

Will you buy a property with tenants in it?

Often, yes. Tell us about the tenancy when you get in touch and we'll explain how it would work.

Is my enquiry confidential?

Yes. We only use your details to respond to you and never sell or share them. Our privacy notice on the main Polestar page explains how we handle your information.
